Best Garage Floor Coat/Treatment?
so my parent's want to redo the garage floor (cement). we put some type of paint junk from home depot last summer and it is peeling, cracking, etc so we want to redo it.
after alot of research i found that ucoatit is the best solution. we also looked into rubber mats but that is costly, if anyone has more recommendations, please do post. question is can ucoatit be applied ourselves? it states on their site the floor has to be smooth and since we got the original paint peeling should we rent a sander from home depot and sand the cement smooth and apply the product? the problem we have with this is that the cement extends 3 inces outside the actual garage door. so will the ucoatit exposed outside the garage be safe? the one thing we are worried about is the outside part cracking and continuing to crack inside the garage. any ideas, comments? thanks guys

I had the same problem in the last house we had, we bought the stuff from home depot and we had to redo it over like every year or so because it kept peeling.
When we moved in to our new home i ordered U-Coat-it and it is definitley 10x's better than that homedepot stuff. The floor is sooo glosssy and its super easy to keep clean. Since you have had your floor previously painted you would have to strip the old paint off. You can definitley DIY it but take your time and preparation is key. You can't got wrong with U-Coat-it |

yeah it does actually, about 6 inches or so after the garage door. It's holding up really good so far still shiny like the rest and it has already been a year now. Think of the U-Coat-it paint like the paint on a car. It has a primer, base coat, and clear coat. The clear coat is really thick and hardens up making it really resistant to any weather. You really should'nt have any problems with the exposed paint.

hmm - Rent a power washer from home Depot/Lowes. That should strip away the old coat

yea but that would only strip the old coating. the cement is still bumpy and not smooth so wouldn't the best way be to sand the cement floor just to make it smooth and apply the ucoat it?

I used the Rust-Oleum Two Part Epoxy paint, and it worked great! Just make sure the cement is clean and dry. I used the cement cleaner supplied with the kit and bought some cement cleaner at Home Depot as well.

We used the Rust-Oleum Epoxy Shield stuff on my parents garage twice - both times it ended up pulling up/flaking from hot tires and normal wear. Each application would get two or three years of use before it had to be redone.
My dad finally decided to have it redone professionally this fall. They cleaned/primed the garage, then applied the treatment. It looks great, seems to hold up fine (they mixed glass or something into the epoxy so it's not so slick), and best of all, it's warranted against flaking.

Black and white checkered ceramic tile with black grout.
Lasts a very long time, and if you drop something heavy and crack a tile it can be easily replaced. Very easy to do and inexpensive if you look for the tile at closeout sales.

U-Coat-it looks like a really good product. I would think with the additive to make it not slippery you'd have a super nice garage floor.

hey awesomem3 i see that you only applied the coat within the garage and left the outside cement? so you just applied right beneath where rubber bottom of the garage closes?
im just worried if i do the 3-4 inches outside the garage, that if it starts to crack/peel on the outside it will eventually keep increasing to inside the garage.
