Zillow.com
Really cool website to check the value or your home, a neighbor's home, a home you plan on buying. It compares the value to other homes in the area, let's you add upgrades, and shows the change in value within the past 1, 5, 10 years or the last sale. It's awesome.
Here's a screencap from an area a couple miles north of where i live, lol and the reason i am not buying a house down here.

here's how you can pair it with realtor.com
i look up houses in cary, north carolina on realtor.com (one area where i am considering buying a house) and i find one that appeals to me: $238,000 http://realtor.com/FindHome/HomeList...3&lnksrc=00002 I put the address into zillow.com and find the value estimated at $216,951 with the correct info and sq ftage, so unless there are some upgrades such as a remodeled kitchen, or something else, i should only offer $215k or less. i can also see the current trend, if it is going up or down and value and i can see it peaked in 2004 at $300,000 and has since gone down-which may be a bad indicator, maybe not. it's good to be able to easily research something on your own since it is such a huge investment.

I want this house! It's perfect. If you check the location with Zillow, it's like right on a lake.
$269,900 3 Bed, 2.5 Bath 2,230 Sq. Ft. 0.19 Acres http://realtor.com/FindHome/HomeList...3&lnksrc=00002

maybe your neighborhood is too new. i tried doing it to one of my parents' other houses and because the area is only a year or two old, they dont have it on there yet. |

Nice idea for a site, but not so accurate though. It doesn't list the value of my house but it says my neighbors house is only worth 30k. I mean I know I live in West Virginia, property and homes are really cheap here....but it is not that cheap.

A house around the block from me just closed escrow and set a record for the 'hood. Zillow has a current market value for it of $1.8 M. But it just sold for 3.15M.....
The site works well for tract homes and condos but is way off in older neighborhoods and where views add value. (the above house has an amazing view of SD harbor....and the views of all the neighboring homes go from "none" to "wow"...something Zillow isn't programmed to evaluate.

yea, i checked mine, and it wasn't accurate in terms of the stats (amount of bedrooms, bathrooms, and sq footage). i believe they're running on public records which may not be up to date? i checked on a neighbors house, and it wasn't accurate in the amount of bedrooms. i guess it could be used as a guide.
