Don't let him tell you they are a waste of money either. You may not have sofit vents or limited amounts of them/linear feet and turbines would be the next best...even though they are kind of ugly. Ugly or not do not rely on a bunch of low profile metal or plastic vents as the only vent device. Sometimes called air hawks. It is just too hot here for them to perform worth a crap. Correctly placing a few along with ridge vent is ok. You just don't want them competing against each other.

There is one big drawback to TechShield. Although, the hot air doesn't get into the attic, it gets trapped between the sheeting and the roof, thus heating the shingles from the underside as well as the direct heat from the outside. With TechShield, your shingles will have much shorter lifespan. I opted not to install the solar sheeting because of the size of my roof. It will cost me 25K to replace my shingles.

Nice layout and flow. I am not 100% certain from the small prints on the plan but I think it said total sqft is 2450. It looks a bit bigger then 2450 sqft.

The framing is always fast, now is the detail which will take a bit longer.

Not sure who told you this but it is not accurate. Hot air does not get trapped between felt and shingles. It finds it's way back out the same way it came in basically. Any article(s) you could post regarding the claim would be nice to read.

How many squares are on your roof? For 25K I sure hope it is around 80, depending on pitch and material being quoted. That would be a large home.

A non-steep pitched roof with 30 year HD AR Gaf/Elk should be around $300 per square in Austin. Remove/Replace, materials/labor. FYI.

Here in Texas you can expect your shingles to be hail damaged way before the warranty expires too. Composition shingles that is. Stone coated steel or standing seam metal is the way to go but high dollar.

I have a 4,000 sq. ft. house with steep pitch. That's what they told me it would cost. Sounds about accurate since my neighbor's house is slightly smaller and just paid around 20K.

It's a 2-story. They said that those are the upgraded shingles that would withstand hailstorms because they are thicker. I don't really know much about roofs. I don't have an aerial pic.

They need to be rated Class 4 to be warrantied for hail. The under lay of the shingle does not break, even with huge hail. They do stop water from entering but the top surface still gets bruised and loses it's granules. Large hail will leaving it looking like crap ...but no leaks. They are no thicker than a 30 year. You may have a 40 or 50.

Maker/Insurance carrier will not have to replace it for "cosmetic" damage. Kind of a catch 22 with class 4 products.

We had another hailstorm last week. I was told that it doesn't have to be replaced yet, but it probably has 2 or 3 years left on it since. I'm trying to get a company to do it less my deductible or at least a large portion of it. 2 shingles fell off so I have to get someone to climb all the way up there and replace them in the meantime. I'm about to put up a craigslist ad for that.

What city is your company located in?

Wuuf is cool he is probably learning stuff.

I work on and off for a good friend of mine. All he does is roofs. When a storm hits a cool/decent area I will go slam out some contracts and come back to Dallas. He has offices in Houston, Austin, Dallas, Denver and Tulsa.

The Austin office is right next to the Arboretum. He would be happy to send a guy out to look for you/is it damaged enough for insurance replacement. What area are you in? He can tell me if yours is totalled just by an address.

Uses all the fancy gizmos for hail size/path etc. If you have shingles missing it would seem it needs to be looked at. Save your money for the Craigs ad for now if you want.

PM me if you want some more info etc.... Great guy/company.

High of 101 today here. My wife vetoed the energy star rated shingles because the color was too light. Now my electric bill will stay high. FML.
