The site may be somewhat inaccurate but did you read the part about upgrades? I put in my mom's house and it said $470k but since she did a major extention and remodel it was incorrect. So you can modifiy the price and add in what was changed and it brought the house up to $570k.

Did u like Cary? We went last summer from Charlotte to the RTP and stayed in Cary for a few days when we were thinking of moving there. Plans have since changed but just wondering if it's for the tech area?
zillow was fairly accurate in our area here but do notice a bunch of missing areas. Must be tough to database and keep track of every home in the nation. |

Its a bit of a slow area, not sure if thats your kinda thing or not, we though Raleigh would be much bigger and "lively" as well as Durham especially with all the schools in the area. There are definetely some great home deals in the Cary/Raleigh area, in Charlotte too (which we liked much more than the RTP area). |

Well I'm from Branford, Ct. I don't know where in Ct you live, but I'd like to live in an area similar in size to Branford or larger but not a city really. Boca Raton is nice but it's so crowded.

No kiddin, im from Meriden (if you don't know where that is right dab smack in the middle).
Makes sense, we all have our priorities and wishes. Cary should do quite well then, high amount of professionals there too, doctors, medical professionals, and the tech folk. That was the big reason we went to the RTP area, my girl was a nurse so looked at all the hospitals in the area which are a-plenty and I am a designer so the high tech aspects appealed to me as well. The other good thing is easy access to 95 highway and closer proximity to the beach if that matters. Although never as close as where you are now! The beltway traffic was pretty bad during rushhour. The duke gardens where a cool find, if you visit you should check them out. Awesome photo ops in the spring. Other than traffic/crowding anything else bad about Florida that comes to mind? I've been wanting to buy a condo, or at least eventually, and have considered mid to southern florida as an option for a winter retreat. |

Hmm bad stuff about Florida. It depends on where you are.
As far as South Florida goes the people suck. They're shallow, self-centered, don't know how to drive, lack common courtesy. They're just assholes. Everyone wants to go clubbing, drinking, partying, and if you don't then they don't want to see you. The people here are ignorant, florida residents have one of the lowest average IQs statistically in the nation. The roads are boring, so is the scenery besides the beach. Everything is flat, not even little hills, and the roads are set up on a grid pattern so they're all just dead straight. The quality of teh roads is great though, since they don't get torn up in winter. Hurricanes either suck, or are fun. Sometimes they are inconvenient but most of the time they are great because you get out of school/work and you don't have power so you get to stay away from the internet, explore your neighborhood, and meet people. Education here isn't the best, but it's really cheap. I wouldn't want to raise my kids here on the public system though, it's horrible. You can graduate from highschool here and be illiterate. It's probably not a bad place for a condo in the winter if you can afford it, but I don't really like living here all year round-it's too much. Just awesome weather and beautiful beaches- though if you want beautiful beaches, check out the Western coast of Florida- Clearwater, St. Petersburg, Siesta Key.

Always get to know the area first. I would take that House SQ-FT bedrooms bathrooms garage land size, and get some comps pulled by a realtor to see the value. The value can be determind by the last sale of a comparable house. Say you find a house and the asking price is 300K, you run some comps on similar houses with in the same street, block or area. Never go outside half a mile radious unless you absolutely have to for comps. Well back to the 300K, they are asking 300K Usely they knock up the price of the appraisal, Im confident this type (for example sake) would apprais in the 275-290 range. Set your mind on a figure you want to spend. Say you figure out you only want to pay 280K. Make a lower offer so you can have room to haggle. i would say around 265K, you go back and forth and you land on 280K, ok final offer this is what i am willing to spend this is my budget take it or leave it. Get a mortgage commitment for 265K first, then one for 280K this is what my bank is willing to lend for my current situation. 80-90% of the time, you land on the number you want. So far for me this has worked 90% of the time and gets better every time i learn something new and learn how to speak to people better and pertect myself and stand up to my opinion. When i go into a deal. I can Justify my numbers, be prepared to justify your number, dont speak to much, speak calm few words, dont make things up and be honest and you will walk away with a good deal.

I saw a site similar to this on NBC the other night (could have been the same site) and it scared the hell out of me. I just passed my Appraisal exam about 2 months ago. With sites like these, I might be out of work. Crap!!

my friend's dad didnt even go to college but hes a realtor.. and he built his way up. now hes RICH with money coming out of his many holes. no joke.
he has 3 kids and they all go to private universities and he still has money to let them buy wahtever they want. moral: be a realtor |
