In my experience investing in real estate can be very profitable if done right. For your first property invest in a duplex and live there, it's beneficial for several reasons. One benefit is you get a lower owner occupied interest rate than if you bought with a multi family rate. Obviously another benefit is half your mortgage is paid by a tenant. It's a great way to learn how to manage a property when you are there hands on.
I started with a duplex in Seattle in the early 90s. Then after a few years used the equity to buy another duplex. Three years later I sold both and bought a five plex. Over the years I've moved up to more units. A few things I've learned is always buy in a fairly nice neighborhood, they attract better tenants and appreciate better (it's worth the higher price). Also buy properties that are newer, less maintenance and headaches. These investments are profitable in the long term and with patience can create a great income if done right. |
